I have attached some photos of the property in this message, and also my scanned ID, in order to build a decent level of trust between us.
The 4,00 rooms apartment from Im Zollhafen 16, 50678 Köln, can be reserved in your name for a private viewing.
You should know that the agency does its private viewings by appointment only so I will give you a brief of the standard procedure for scheduling a private viewing(for a detailed explanation you can visit their website www.Realty-Residentials-ltd.com ,Property Selling Process section)
- To start the procedure, the agency will need from you: Your full name;
Complete Address;
Mobile number;
Fax number(if available);
- They will fill in a pre-purchase agreement contract in order to schedule the reservation.
- You, as a possible buyer, will receive a notification that contains a Transaction ID number that will give you access to the Customer Area on the agency's website.
- At this point, you will have to make an earnest money deposit to the agency, within 48 hours as an issuance of the pre-purchase agreement contract.
The total value of the earnest deposit is 1,08% of the total purchase price meaning € 2376,00.
But please note that the earnest deposit is a good-faith deposit and should not be mistaken for a down payment.
- Once your payment is secured in one of the agency's trust accounts, the private viewing appointment will be fixed and a Realty agent will be delegated to conduct the viewing. He will be accompanied by my legal representative. During the private viewing you can verify all the aspects of the property including all supporting legal documents.
- If you decide not to go through with the purchase, the earnest money deposit will be refunded to your bank account the same day that you'll visit the property. The pre-agreement contract will then become Null&Void(any service fees to the agency will be paid by me).
- If you decide to buy the property, all the documents will be signed before a local Notary and you will have to authorize in writing the release of the earnest money deposit to the me, as a down payment for the future purchase of the property, along with the rest of the contract price.
You will cover the Notary fees and I will pay the services of the agency.
